Room rates listed are on a per person per night bases. On either Bed and Breakfast bases or a Dinner Bed and Breakfast bases as indicated. All rates are inclusive of V A T at the present rate of 20.00%.

For 0 to 4 - £5.00 B&B per night, for 4 to 11 - £15.00 B&B per night, 12 to 15 - £25.00 price.
The Osborne Hotel offers family and inter-connecting rooms, ideal for families (room rate will be charged if the room is only occupied by children under 4).
A deposit of £50.00 per room per night is required at time of booking if booked on our hotel tariff or full payment if booked on our advance payment rate.
Confirmation & Payments
To confirm your reservation a credit card number will be required at the time of booking. A £50.00 deposit will be charged to the credit card supplied, per room per night for non-discounted rates and full payment taken for advance payment offers. For unconfirmed bookings full payment for your accommodation is payable on arrival to the hotel.
Should you wish to cancel your reservation you must contact the reservations department by 14.00 on the day 48 hours prior to arrival. Cancellation after this time will incur a minimum charge of 1 nights accommodation. All deposits paid are forfeit in the event of a cancellation.
The Osborne Hotel is not responsible for any local lockdown restrictions put in place by the government. We suggest those concerned book on flexible rates which allow for cancellations up to 24 hours before check in. No refund shall be offered to those who have booked on an advanced rate and cannot stay with us.
Check in time is 15.00 on the day of arrival. Rooms must be vacated by 11.00 on the day of departure. Late check outs will only be accommodated if rooms are available and a charge may apply. If an early arrival is required you will be charged for accommodation for the night prior.
Upon arrival to the hotel, we reserve the right to request a pre-authorisation with a credit card, this is priced at £25.00 per person, per night. This is not a sale transaction and will be reversed at checkout, mid-day.
Upon check-out guests’ pre-authorisations will either be completed for the balance due or reversed. Please be aware that pre-authorisation reversals can take 5 to 10 working days depending on the card issuer.
Prices for packages are based on 2 adults sharing a twin/double room for the stated number of nights.
To upgrade your room type a supplement may apply and will be based on per person per night increase.
Please safeguard your property. The hotel will not accept any liability for loss of or damage to property or death or illness of or injury to persons unless caused by the Company’s negligence. Unless the Company is liable as referred to you will indemnify the Company from and against any and all liability for loss of or damage to property or death or illness of or injury to persons and against any and all claims, costs, demands, proceedings and damages arising there from as a result of the event. You are advised to consider your insurance cover in respect of above.
All guests and visitors must enter their vehicle registration into our new Smart Parking System. Failure to do so will occur a fine. We are not liable for any fines given by Smart Parking, therefore disputes and queries must go to them directly. Smart Parking have installed ANPR cameras and signage around the grounds and inside the hotel, warning of the penalties for parking illegally. We advise to ensure that you have removed any vehicles parked at the front of the hotel property, to avoid receiving a fine. If you have one of the allocated parking spaces at the rear of the property, please ensure it is used. Those with no allocated space, please use the free street parking outside of the property.

No tickets whatsoever may be sold at the event. The hotel name, logo and telephone number may not be used in any advertising or other publicity without prior written consent of the hotel manager.
No signs, display posters or other materiel may be fixed to the walls of any part of the hotel, without the prior authorisation of the hotel manager.
If the contract includes you employing the services of an outside contractor then you will indemnify the hotel against any loss of or damage to property or death or illness of or injury to persons caused by such contractor and against all claims, costs, demands, proceedings and damages arising there from. Any outside contractor employed by you must report to the duty manager at the hotel.
The hotel reserves the right to refuse access to any contractor in appropriate circumstances.
All events are advised to take insurance cover.
Photography; the hotel reserves the right to photograph any part of your event for the purpose of advertising the hotel or hotel facilities. The hotel also reserves the right to limit areas of the hotel which may be used for photography.
Only service dogs are allowed inside the hotel. Our outdoor Terrace Bar and Kitchen welcomes well behaved dogs.
